U.S. Federal Housing Data…

Data from U.S. Federal Housing FHFA on the 27th of May has revealed the following:

  • U.S House prices rose 4% from Q1 2024 and Q1 2025 according to US Federal Housing House Price Index, with prices up 0.7% for the first quarter of 2025.

  • Nationally, the U.S. housing market has experienced positive annual appreciation each quarter since the start of 2012.

  • House prices rose in 49 states and District of Columbia between the first quarter of 2024 and the first quarter of 2025.

  • Biggest annual gain was Rhode Island at +11.49%

  • Biggest annual fall was seen in Lakeland-Winter Haven, FL at -9.0%

Market price of this particular U.S. Real-Estate ETF has reflected others at large. Recent price movements as follows:

  • 2025 High - $98.01

  • 2025 Low - $81.53 (down -16.8% from 2025 high)

  • Current - $93.73 (up +15% from 2025 low)

Historical All-time highs…

Using IYR as a representative of other Major U.S. Real-Estate ETF’s, previous all time highs in US Real Estate ETF’s were as follows:

  • 2020 - $100.31

  • 2021 - $116.89

It’s worth noting current price of IYR and other similar U.S. Real-Estate ETF’s are still trading at a discount to these previous high points at points in time.
